A market that moves quickly leaves less time to decide, and one that moves slowly leaves room to compare and negotiate. Neither is better; it depends on which side of the table you are on.

  • Homes for sale is a count for the whole ZIP code, so bigger ZIP codes have larger numbers.
  • Price cuts show how many listings have already adjusted. A higher share often means more room to negotiate.
  • Days to pending is the average time from listing to contract; it is not available for every ZIP code every month.
  • Market temperature compares each ZIP code with its own history, so a low reading in an expensive place can still be a costly home.

The four places

Point Loma (ZIP 92106) is a peninsula community of the City of San Diego, across San Diego Bay from Coronado. La Jolla (ZIP 92037) is a coastal community of the City of San Diego, north of downtown. Imperial Beach (ZIP 91932) is a separate city south of Coronado, along the Silver Strand. A ZIP code is a mail-delivery area, so each contains more than one kind of street, and a home’s own address matters more than any average.
